Today we look at creative financing for real estate. With the recent rapid rise in interest rates, many buyers are finding it difficult to qualify for their mortgage loan.

Learn how to grow your real estate portfolio by:
- having the Seller provide their own financing to help you (VTB)
- by keeping the Seller's financing in place while you get title on the property

How to Buy Real Estate through Shared Ownership
Wednesday Sep 28, 2022
Wednesday Sep 28, 2022
In today's interview with Alex Kjorven, Chief Product Officer at Ourboro, we discuss how to buy property with an equity partner. How does co-ownership, or "shared ownership" work?
Ourboro is a company that helps buyers by providing them with additional cash for their required downpayment.
They charge no interest, but instead take an equity interest in the house or condo that you buy.
When you sell the property, they get paid a proportion of the profit.
Alex and I also discuss the upcoming OREA Realty+ conference, where Ourboro will be a participant.
And we discuss Alex's creative side - she is an accomplished painter.

Is Toronto Real Estate Doomed?
Tuesday Aug 09, 2022
Tuesday Aug 09, 2022
After a very long bull run, the Toronto real estate market has shifted from wildly positive in January and February, to a much slower pace this summer. Is the market simply more balanced now, or are we headed into something much more serious?
The change came about because of a rapid rise in interest rates. The Bank of Canada, in its efforts to tame inflation, has put a serious dent into the real estate market.
The slowdown in real estate sales in the Greater Toronto Area has been significant. Now prices are falling too, with single family homes taking the biggest hit. What are we to make of all this, and what are we to expect in the coming months? We attempt to answer these and other questions in the podcast.

Should You Buy Toronto Real Estate in a Soft Market?
Tuesday Jun 28, 2022
Tuesday Jun 28, 2022
The Toronto real estate market has slowed down. Interest rates are going up.
Should you buy a house or condo now, or should you wait until the market begins to recover? If you are an investor, is this a good time to find some deals?
We interview Evan Ungar and Jordan King, managing partners of TUK Capital, a real estate investment and consulting firm based in Toronto, Canada.
Get insight on what to do when the real estate market shifts. Prices have slipped a bit, and interest rates are going up. Bidding wars are not so common these days. And yet the rental market is on fire. The economy in the Greater Toronto Area is strong. And immigration levels into Canada are at record-breaking levels.
